Property Due Diligence · India
Title Jaanch examines title, encumbrances, litigation, approvals, and dues before you commit funds. You receive a clear report of what is sound, what is uncertain, and what should be resolved first.

What we do
Six reviews cover most flats and houses. Land, agricultural parcels, NRI files, and lender portfolios are scoped on their own pages.
Who we serve
The brochure is clear. The title file usually is not.
You see what is supported, what is missing, and what to ask the seller before the balance moves.
Our process
A shorter scope skips steps by agreement. It does not silently skip them.
We agree what the property is, what you need to know, and which papers you already hold.
The file is read for gaps, changed descriptions, and links in the chain that are missing.
Registrar, revenue, municipal, and court records are checked to the extent the scope and the city allow.
Each point is marked as verified, only partly supported, or a risk that needs a decision.
You receive a written report. Where the engagement includes an opinion, it is identified as such.
The report is explained again if your lawyer, your family, or your lender needs to hear it.
Risks we help you avoid
A review looks for these before the money moves.
Deeds, names, and registrar particulars that do not agree with one another.
Two buyers, one apartment, and an agreement that was never meant to be compared.
Built area, floors, or use that the sanctioned plan does not support.
A loan or charge that is still open in the records, or missing from the file you were shown.
A suit, consumer complaint, or family dispute that can travel with the property.
Demands that surface after possession, when the seller is no longer answering calls.
Heirs who were not parties to the sale, or a will that has been mentioned but not shown.
Land you may not be able to buy, or build on, until conversion is actually granted.

Findings are marked, sources are named, and recommendations are written as conditions — not as a promise that the title is safe.
Why Title Jaanch
We read the chain, the charges, the court search, and the approvals as one file. A clear encumbrance printout is not treated as a clear title.
The report separates what the papers support from what is only partly known. Gaps are named. We do not smooth them into a comfort paragraph.
You get a timeline when the scope is agreed, and a written note if a registry, court, or municipal search is what is holding the file.
